Commercial solar roof & structural survey — what to insist on

The single biggest silent risk in a commercial solar project is a rushed roof survey. Here's what a thorough pre-construction survey looks like in 2026 — and how to spot corner-cutting quotes.

The five non-negotiable survey checks

Structural loading calculation

Chartered structural engineer confirms the roof can take the additional dead load (typically 12–18 kg/m²) plus wind uplift under BS EN 1991-1-4. Ballasted systems require higher confidence.

Purlin and rafter capacity

Steel portal frames >20 years old often need lightweight-only systems; older concrete-panel roofs may need spreader plates. Reports should include a purlin spacing survey, not just a generic sign-off.

Membrane and cladding condition

Solar arrays typically last 30 years, so any roof with <15 years of remaining life should be re-roofed first or fitted with a system that lifts off. Watch for corroded fixings and delaminating single-ply.

Asbestos survey

Any building constructed pre-2000 needs a refurbishment/demolition ACM survey under CAR 2012 before drilling. Non-negotiable — no reputable installer will fix through an unsurveyed roof.

Fixing method

Standing-seam metal roofs use non-penetrative clamps (S-5!, KaliClip). Trapezoidal profile roofs use rail-and-bracket. Concrete panel/asphalt roofs use ballast. The wrong choice voids the roof warranty.

Red flags in a solar quote

  • No named chartered structural engineer.
  • No ACM survey for a pre-2000 building.
  • Ballast systems on roofs with unknown deflection performance.
  • No engagement with the original roof manufacturer.
  • "Standard package" pricing without a roof visit.

£1,500–£4,000 for a mid-size industrial unit including structural engineer sign-off. On very old or listed structures expect £5,000+. Most reputable installers include a basic desktop and non-invasive survey in the quote and only charge for intrusive work if it's needed.

Can my roof take solar without strengthening?

Most steel portal-frame warehouses built after 2000 accept 12–18 kg/m² without intervention. Older buildings, timber roofs and heritage sites need engineer review — sometimes a partial-load layout (skipping alternate purlins) is enough to avoid strengthening.

What if there's asbestos on the roof?

Options: (1) don't drill — use non-penetrative fixings on standing-seam metal that sits above the ACM cement, (2) re-roof first (often eligible for CAT allowances alongside the solar), or (3) partial encapsulation. Never drill through unsurveyed cement-fibre panels.

Does the survey affect my roof warranty?

Yes — most single-ply and metal-roof manufacturers require pre-approval of any solar mounting design. Include the roof-manufacturer engagement in the survey scope; a good installer will handle that submission.

How long does a survey take?

Non-invasive desktop + drone + roof access: 1–2 days on-site, 2–3 weeks for engineer sign-off and issue of the pre-construction report. Intrusive tests (purlin exposure, ACM sampling) add another 2–4 weeks.
