Commercial solar panel cleaning in the UK

Cleaning is the most oversold line item in solar O&M and, on a handful of sites, the most neglected. This guide separates the two: what soiling really costs in British weather, when a clean pays for itself, and how to buy it safely.

What decides whether your roof needs cleaning

What your roof actually collects

Urban dust and pollen alone rarely cost more than 1–3% of annual yield in the UK, because rain does most of the work. Bird fouling, agricultural dust, cement works, bakeries, quarries and coastal salt are a different matter and can push losses into double figures.

Pitch is the quiet variable

Panels at 10° or less on a flat-roof ballast system hold water and grime along the bottom edge. Trapezoidal pitched roofs at 15°+ self-clean far better, which is why two neighbouring sites can need completely different schedules.

Soiling is not uniform

Losses concentrate in the lowest cell row, and because cells are wired in series a soiled strip drags a whole string. That is why a monitoring platform showing one underperforming string is more useful than an annual visual inspection.

Cleaning is an economic decision

Model it against generation value, not tidiness. If a clean recovers 3% of 180,000 kWh at 28p and costs a few hundred pounds, it pays for itself; if it recovers 0.5%, it does not.

Frequency, cost and method

Frequency

Most UK commercial rooftops sit comfortably on one clean every 18–24 months, with an inspection at each O&M visit. Food production, farms, forecourts and sites under flight paths or roosting birds often justify annual or twice-yearly attention.

Indicative cost

Expect roughly £1.50–£4 per panel for straightforward rooftop access, more where mansafe systems, MEWPs or scaffolding are needed. Access, not water, drives the invoice.

Method

Deionised water with telescopic brushes, no detergents, no pressure washing and no walking on modules. Cleaning before 10am or on overcast days avoids thermal shock on hot glass.

Safety and paperwork

Working at height on a commercial roof means RAMS, harness points or edge protection, and a contractor with the right SSIP-recognised accreditation. Ask for it in writing before anyone goes up.

Bird-proofing beats cleaning

Mesh skirts and proofing around the array usually cost less than three cleaning visits and stop the problem at source. Fit it during installation if gulls or pigeons are already on the roof.

Do commercial solar panels need cleaning in the UK?

Often less than people expect. UK rainfall handles ordinary dust, so many rooftops perform well on an 18–24 month cycle. Sites with bird fouling, agricultural or industrial dust, or very shallow panel pitch are the exceptions worth scheduling properly.

How much does commercial solar panel cleaning cost?

Indicatively £1.50–£4 per panel for accessible rooftop arrays, so a 250 kWp system of around 450 panels might land in the £700–£1,800 range. Access equipment, roof height and site restrictions move it more than panel count.

How much yield does soiling actually cost?

Typically 1–3% a year on a normal UK commercial roof, and materially more where fouling or heavy dust is present. Monitoring data from your own site beats any generic figure.

Can I clean the panels myself?

We would not recommend it. It is work at height on a fragile roof surface, and pressure washing or detergents can void panel warranties. Use a contractor with the right accreditation, insurance and method statement.

Should cleaning be in my O&M contract?

Include inspection and reporting as standard, and treat cleaning as a priced option triggered by measured underperformance. That keeps you paying for recovered generation rather than a routine visit.
