Does solar increase commercial property value?
An owned solar system supports value in two ways: it lowers the building's running costs and it usually improves the EPC rating, which matters for MEES lettability and for tenants screening on energy performance. What buyers and tenants actually price in
Occupancy cost and compliance risk. A building that is cheap to run and comfortably above the MEES minimum is easier to let, holds rent better and carries less future capex risk. That is where solar shows up in value, rather than as a line item a valuer adds to the assessment.
Keep the asset saleable
Retain the documentation a purchaser's surveyor will ask for: structural report, O&M records, metered generation history, warranty paperwork and the DNO connection agreement. Where the system sits under finance or a PPA, check assignability early — an unassignable contract is the most common friction point in a sale.
